Vista prices
What a new roof costs in Vista
A full replacement is priced by the square — a hundred square feet of roof — and then adjusted for everything that makes your roof different from an average one.
Or call (442) 216-7631Your request is in.
We are matching it now against roofing contractors working in Vista and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Vista is built. No contractor is bound by them, and nobody can price a roof they have not stood on.
| Covering | Per square | Typical whole roof | Expected life |
|---|---|---|---|
| Architectural asphalt shingleThe default choice on most American homes, and usually the right one. | $650 – $975 | $13,000 – $27,500 | 25 to 30 years |
| 3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it. | $550 – $750 | $11,000 – $21,000 | 15 to 20 years |
| Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor. | $900 – $1,300 | $18,000 – $36,500 | 25 to 35 years |
| Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch. | $1,300 – $2,000 | $26,000 – $56,000 | 40 to 60 years |
| Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs. | $1,600 – $2,600 | $32,000 – $73,000 | 40 to 70 years |
What moves the price
- Where you land in the season; crews discount when the phone is quiet
- Access — a truck that cannot get near the house adds hours to every load
- Whether the valleys, drip edge and step flashing are being replaced or reused
- How many old layers have to come off before the new one goes on
- Whether the fasteners and flashing are specified for coastal exposure

They also drive ember risk, which is why vent screening and Class A assemblies matter more here than the colour of the covering.
Use these as a sanity check rather than a quote. If every number you are shown sits well outside this range in either direction, that is worth asking about.
These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Vista is built. No contractor is bound by them.
Questions about price
How long does a re-roof take?
A straightforward asphalt roof on an average house is one to three days. Tile, slate and complex rooflines take longer, and weather stops work more often than anything else.
Is moss on the roof a problem?
Yes, eventually. Moss holds water against the shingle and lifts the edges as it thickens. Zinc or copper strip at the ridge suppresses it. Pressure washing an asphalt roof strips the granules and does more harm than the moss did.
What warranty should I expect?
Ask for both in writing: the material warranty from the manufacturer and the workmanship warranty from the contractor. The second one is the one that matters in year three, and it is only as good as the company behind it.
