What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free either way, and never more than three contractors.

3-tab asphalt shingle$11,000 – $21,000About $550 – $750 a square. Rated life 15 to 20 years.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Vista is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

Installed ranges for a 24-square roof in Vista, CA. One square = 100 square feet.
CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$650 – $975$13,000 – $27,50025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$550 – $750$11,000 – $21,00015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$900 – $1,300$18,000 – $36,50025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,300 – $2,000$26,000 – $56,00040 to 60 years
Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs.$1,600 – $2,600$32,000 – $73,00040 to 70 years

What moves the price

  • Where you land in the season; crews discount when the phone is quiet
  • Access — a truck that cannot get near the house adds hours to every load
  • Whether the valleys, drip edge and step flashing are being replaced or reused
  • How many old layers have to come off before the new one goes on
  • Whether the fasteners and flashing are specified for coastal exposure

Locally

They also drive ember risk, which is why vent screening and Class A assemblies matter more here than the colour of the covering.

Use these as a sanity check rather than a quote. If every number you are shown sits well outside this range in either direction, that is worth asking about.

These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Vista is built. No contractor is bound by them.

Questions about price

How long does a re-roof take?

A straightforward asphalt roof on an average house is one to three days. Tile, slate and complex rooflines take longer, and weather stops work more often than anything else.

Is moss on the roof a problem?

Yes, eventually. Moss holds water against the shingle and lifts the edges as it thickens. Zinc or copper strip at the ridge suppresses it. Pressure washing an asphalt roof strips the granules and does more harm than the moss did.

What warranty should I expect?

Ask for both in writing: the material warranty from the manufacturer and the workmanship warranty from the contractor. The second one is the one that matters in year three, and it is only as good as the company behind it.
