How to pick a roofer you will not regret
Choosing a roofer is the part of this that homeowners have the least practice at, and the part that decides the outcome.

Three questions, and up to three Vista contractors. Free either way.
Your request is in.
We are matching it now against roofing contractors working in Vista and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
Be careful with the deposit
Never pay in full up front, and never in cash without a receipt that names the company. Progress payments tied to milestones protect both sides.
Compare scope, not totals
Lay the quotes side by side line by line. Underlayment type, ice-and-water coverage, drip edge, valley treatment, ventilation, flashing replacement, decking allowance and warranty. Large gaps in the total are almost always gaps in the scope.
Get everything in writing, including the unknowns
Anything agreed verbally will be remembered differently on day two. In particular, pin down the decking rate, the start date and the clean-up before you sign.
Prefer somebody you could drive to
Ask where their yard is. Companies that follow storms across state lines do competent work and then vanish, which is fine right up until something needs putting right.
Check the licence yourself
A licence number on a business card is not a licence. Look it up, confirm the name on the licence matches the name on the contract, and check the status is active today.
Ask for current certificates of insurance
You want general liability and workers compensation, both current, and ideally sent directly from the insurer rather than as a photocopy. If an uninsured worker is hurt on your roof, the exposure can land on your homeowner policy.
In short
Do the boring checks. They are the entire difference between a roof that is somebody else's problem for ten years and one that is yours.
Related questions
What time of year is best to re-roof in Vista?
Practically, the long dry run from May to October. Crews are busiest right after the weather turns — November through March — so booking outside that stretch usually buys you a better date and a keener number.
How quickly will someone call?
Most requests are picked up the same day, often within an hour. Emergencies are prioritised. If you have not heard anything by the next morning, check voicemail — contractors usually call from a mobile.
I have solar panels. What happens to them?
They come off and go back on, and that is a separate cost, often handled by the solar installer rather than the roofer. If the roof is near the end of its life, do the roof first — removing and refitting panels twice is money wasted.
